1. Meeting
was called to order at 6:30pm by Sophia Fire, President.
2. Treasurer’s
Report (Sophia Fire):
The April and May revenue and
expenditures were reviewed. Revenues for April were $4372.62 with expenses of $4444.00,
leaving a negative balance of $71.38; revenues for May were $4447.75 with
expenses of $2983.93 for a positive balance of $1463.82.
a. It
appears that a large landscaping charge is the primary reason for the deficit
in April and also puts the HOA over the yearly budget for landscaping; however,
Sophia was unsure of what that charge was for and would like further review to
confirm the expense.
b. The
HOA board decided on provisionary approval of the report since Sandra wasn’t
present and able to answer the question in point “a” above.
3. Reports:
a. Roofs/Repairs
(Scott)
The company that installed screens over the sewer vents for the buildings
found quite a few broken roof tiles during the installation and were able to
replace the majority of those except where the fascia board was too rotten to
support the new tiles; the estimate for that repair was $350.
The board is looking for a new general handyman to do small jobs around
the complex, such as painting the fascia boards and trim (which will protect
the wood and prevent the need for expensive repairs and replacements when the
wood rots).
b. Pool/Spa
(Scott)
Pool fees have increased from $155
per month to $295 per month for the summer season as maintenance has gone from
biweekly to weekly.
c. Blog
and Facebook (Ruby)
Everything is going well – please
email pictures to Ruby to post on the Facebook page.
d. Landscaping
(Sophia)
As addressed in the treasurer’s report
above, there is no more money in the landscaping budget for improvements – if
there is room in other areas of the budget it would be nice to find funds for
new plants around building 3.
Sophia and Ruby sprayed the
cypress trees again for spider mites.
The board is going to bring up the
issue of tree maintenance with the city as it is a fairly substantial expense
for the HOA to maintain the ornamental oranges and other trees that are
technically on city land.
e. Insurance
(Sandra)
The board has determined at this
time that the benefits of increasing coverage per one resident’s request are
not sufficient to outweigh the significant additional cost, since no other
residents have had sale/mortgage/refinancing problems at the current coverage
level.
f. Community
Garden (Sophia, Kristina, Ruby, Scott)
The goal over the summer is to
plan the layout of the garden (in the vacant lot next to the pool) and decide
on fencing and raised bed options. It would also be helpful to connect with
other community gardens such as the Mesa Urban Garden or Agritopia to benefit
from their expertise.
g. Fall
Events (Ruby)
Fall Sale – Ruby has received
substantial interest in holding a fall sale; it is tentatively planned for the
3rd Saturday in October (October 18th) and will be held
under the carport area.
Fall Social – The next social is
planned for 6pm on Friday, October 3rd and will be held in the
grassy area near the pool. Please bring potluck style snacks, appetizers,
drinks, or desserts!
