1. Meeting
was called to order at 6:35pm by Sophia Fire, President.
2. Minutes
of December 12, 2013:
A motion was made by Scott Emerson
to approve the minutes as presented. Seconded by Ruby Richards. Passed.
3. Treasurer’s
Report (Sandra Graves):
The December revenue and
expenditures were reviewed. Revenues were $4,683.72 with expenses of $3,705.91,
leaving a positive balance of $977.81. The annual total revenue and
expenditures were also reviewed. Total annual revenues were $59,936.11 with
expenses of $54,847.02, leaving a positive balance for the year of $5,089.09.
A motion was made by Kristina Buss
to approve the report; it was seconded by Ruby Richards and passed.
4. Reports:
a. Pool/Spa
(Scott)
Scott reported on the process of
finding a new pool cleaner; the HOA has decided to work with “AZ Pool Care” who
will be able to handle the immediate repairs needed on the pool as well as the
continual maintenance throughout the year. Repairs already done include
draining the pool and spa because of mineral build-up from the hard water, acid
washing the walls of the pool and spa, repairing leaky pipes and electrical
issues associated with the pool, and bringing the pool gate up to code. The
pool filters and plaster should be good for another few years but will need to
be replaced at some point. No more major repairs need to be done at this point
and regular maintenance is in place to keep the pool usable.
b. Blog

The Robson Street Villas blog can
be found at http://robsonstreetvillas.blogspot.com/.
The blog is going well, with about 2 visitors per month. Plans are to update
the blog regularly (with minutes, news, information, upcoming events, etc.) to
keep residents informed.
c. Landscaping
(Sophia)
Sophia reported on the trees that
need to be trimmed. A tree branch fell into neighboring property and the HOA
has contracted with ArborCare to remove the tree and clean up the debris. Paver
style options have been presented to the homeowners of building #4 in the form
of sample bricks; Sophia will also show them the options in an illustrated book
provided by the manufacturer that shows color and layout. If the homeowners do
not provide feedback, the board has decided to go with option “Bella” as they
feel it most closely matches the exterior décor.
d. Roofs/Repairs

Roofers have been contacted (Harper
Roofing) to handle leaks in unit #113 and #106, for Kristina Buss and Karen
Higgs respectively.
Repainting of railings is
scheduled to begin shortly.
Backflow system for water supply
needs to be tested each year. The company that does the testing will provide
the HOA with a report as well as the City of Mesa. By the nature of the system
it will need maintenance/part replacement every few years.
e. Other
Lights – Dwight was able to fix the
circuit issue causing chronic lighting problems by building #2 and took care of
the short in the light by unit #106 as well; all lights should be working
correctly now.
Rats – City of Mesa has determined
that the rats found in the sewer lines were actually roof rats that made their
way down through the sewer venting pipes; the HOA is looking into screening off
the vents to prevent more rats from entering the sewer system and is getting a
quote from Truly Nolen. City of Mesa has already caught 7 rats and will
continue to check their traps until 4 consecutive weeks with no catch, at which
point they will power wash the sewer lines. This is at no charge to the HOA!
Normal Pest Control – Stork Pest
Control, which does exterior spraying every other month, can also do
interior/patio/backyard spraying for a small additional fee. Details will be
posted to the blog as well as the bulletin board so homeowners can arrange for
this service as desired.
