Annual HOA Meeting



ROBSON STREET VILLAS
ANNUAL MEETING
DECEMBER 12, 2013

MINUTES

PRESENT:  Stan and Alice Zimnisky, Kristina Buss, Ruby Richards, Julie Kyle, Scott & Miki Emerson, Sophia Fire, Sandra Graves

1.       Meeting was called to order at 6:10 p.m. by Sandra Graves, President.

2.      Roll call was taken.

3.      Neighborhood Input:
*Thank you extended to Ruby Richards for organizing the community yard sale.
*Scott Emerson checking on Pool companies to clean the community pool. Additional information to be collected for a decision. Once information has been collected Scott will contact Board Members for a decision so that a new contractor can start Jan. 1, 2014.
*Discussion on current landscaping contract on cost and numbers of individuals who work for the hours paid.

       4.  Minutes of December 4, 2012:
            A motion was made by Stan Ziminsky to approve the minutes as presented.  Seconded by
            Scott Emerson. Passed.

5   Treasurer’s Report (Sandra Graves)
The November revenues and expenditures were reviewed.  Revenues were $4,541.17 with expenses of $4,972.38 leaving a negative balance of $31.21.  December’s accounting will be available at the January Board Meeting.  Discussion.

6    2014 Budget:
The 2014 budget was reviewed as mailed in the annual packet.  This included the 2014 monthly fee of $121.00 lowered from $121.17.  It was moved by Sophia to approve the 2014 Budget.  Seconded by Julie. Passed unanimously.

       7.   Reports:
Landscaping (Sophia)
Sophia reported on the queen palms that needed to be removed along with stubs.  Bushes that were removed to prepare for the new landscaping in building #4.  Pavers would be put in place for small patios in front of each area with the HOA paying only what it would have cost to replace shrubs, homeowners would pay the remainder of the cost billed separately.
Rats (Sophia)
Report also given on the rats that have come up out of the sewers into individual homes. (3 homes) City of Mesa called in and found that there is a break in the lines somewhere and that they would take care of the problem. Quote: do not turn off water when leaving your home as the rats were coming up in the toilets.  By the City taking care of the problem it will not cost the HOA any money.

8.  Pool/Roofs:  (Sandra)
     Currently in process of finding a new pool cleaner. Dwight Satterlee to remain as the   
     handyman for HOA.  Kristina Buss reported that a leak was still in her home. Karen Higgs  
     also reported that she had a leak by the fireplace. Sandra will report it for repairs.  There was
     one major repair for Unit #234 during 2013.

9.  Blog: (Scott)
     Scott reported that the Blog was going well.  More information will be posted as time goes
     by.

10.  Bulletin Board: (Miki)
     Thanks extended to Miki for working on the bulletin board.

11.  2014 Board Election:  Ballots that were mailed and received were counted by Kristina Buss   
     Results were as follows: Sandra Graves, Ruby Richards, Sophia Fire, Kristina Buss and Scott  
     Emerson were elected as new board members for 2014.     Ballots are available for review and 
     recount.

12.  Information given on recycling bins:  Out on Friday, pick up on Saturday. Thanks was  
     extended to Karen for  sharing the work with Sophia .

13.  Adjournment:  6:55 p.m.

14.  Discussion for 2014 – Lights, garden and socials.

The current Board of Directors decided to meet the third Thursday of the month at 6:30 p.m.
